Roofing Somerdale
Nothing owed until you agree a price

Somerdale Roofing, Priced in Writing

Replacement, repair, siding and gutters. Two visits that cost nothing — somebody looks at the roof, then a written price arrives with every item listed separately, so it can be read and compared rather than taken on trust.

What is different

Four things about how the price is reached

None of this is complicated. It is simply unusual, which is why it is worth setting out.

The price is on paper

Not a figure said out loud in a driveway and not a range. A document with the squares, the materials and the labour set out, which you keep whether or not the work goes ahead.

Line items, never a lump sum

Tear-off, disposal, decking allowance, underlayment, starter, field shingle, ridge, flashing, ventilation and cleanup each carry their own figure. A single number tells you nothing about what you are buying.

Somebody looks before anybody prices

The estimate follows a visit, not a phone description and not an aerial photograph. Roofs have surprises on them, and a price written without seeing them is a price that will change.

No deposit before materials

Nothing is paid until the materials are ordered, and the schedule is agreed in writing before that. A roofer asking for money at the kitchen table on the first visit is telling you something.

Five steps

From the call to the finished roof

The first two cost nothing and carry no obligation, which is the part worth knowing before you ring.

1

The call

The age of the covering, what prompted this, and whether anything has come through a ceiling. Enough to say whether a visit is worth booking this week or next month.

2

The visit

Somebody goes up. Squares measured, pitch recorded, penetrations and flashing checked, the deck judged where it can be, and the attic looked at from below for ventilation and staining.

3

The written price

Delivered as a document with every item on its own line and the product names spelled out, so each one can be looked up. It stays valid for thirty days.

4

Materials and a date

If you go ahead, materials are ordered against the specification in the estimate and a start date is agreed in writing. That is the first point at which any money changes hands.

5

The work and the clearing up

Beds and paths sheeted first, the job done to the specification that was priced, and the ground gone over with a rolling magnet at the end of each day rather than only at the end.

Questions about estimates

What is actually on the estimate?

Squares and pitch, tear-off and disposal, a per-sheet rate for any decking that turns out to need replacing, the underlayment and ice-and-water, the starter course, the field shingle by its product name, hip and ridge, every piece of flashing, the ventilation, and the cleanup. Each on its own line with its own figure, and a total at the bottom.

Why do roofing prices differ so much between firms?

Usually because they are not pricing the same job. One includes a full tear-off and the other quotes a layover. One prices a synthetic underlayment and the other felt. One allows for decking and the other adds it later as an extra. With line items in front of you the difference becomes obvious in about a minute; with two lump sums it never does.

Do you take a deposit?

Not before materials are ordered, and not at the first visit. The written price comes first, the schedule is agreed, then materials are paid for. Anyone asking for a cheque while standing in your kitchen on day one should be asked why.

How long does an estimate stay good for?

Thirty days. Material prices move, and pretending otherwise would mean padding the number to cover it. If you come back after that, the figures get checked against current pricing rather than quietly adjusted.

Who pulls the permit?

We do, where the borough requires one for the work. It is listed on the estimate as its own line with the fee, rather than buried in the total, and the inspection that follows is arranged by us as well.

What if the deck underneath turns out to be bad?

That is why the estimate carries a per-sheet rate for replacement boards. Nothing is guessed at and nothing is invented afterwards: if six sheets need changing, it is six times the rate you already agreed, photographed before it is covered.

Who answers

A crew that writes things down

A small outfit covering Somerdale and its neighbouring boroughs. Everything here runs on one unglamorous rule: look at the roof first, put the figures on paper second, and let the homeowner read the number instead of hearing it said out loud.
